1. About these terms

These Terms of Use (“Terms”) govern your access to and use of the Piega website located at piega.co (“Site”), the Piega browser extension (“Extension”), and any associated services (collectively, the “Service”), operated by Piega (“we”, “us”, “our”).

By installing the Extension, creating an account, topping up a balance, or otherwise accessing the Service, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not use the Service.

We reserve the right to modify these Terms at any time. The date of the most recent revision appears at the top of this page. Continued use of the Service after a revision constitutes your acceptance of the updated Terms. It is your responsibility to review these Terms periodically.

2. Definitions

In these Terms, the following words have the following meanings:

  • “Account” means a registered user profile associated with a verified email address.
  • “Balance” means the pre-paid credit held within your Account, denominated in pounds sterling, used to purchase Reports.
  • “Content” means all text, images, data, information, analysis, visualisations, and other material generated or made available through the Service.
  • “Extension” means the Piega browser extension available for installation in Google Chrome.
  • “Listing Data” means property information publicly available on third-party estate agency and property portal websites, including addresses, photographs, descriptions, and pricing, which is processed by the Service.
  • “Report” means a property analysis document generated by the Service in response to a user-initiated request.
  • “Service” means the Piega website, Extension, and all associated features, tools, and functionality.
  • “User” or “you” means any individual who accesses or uses the Service.

3. The Service

Piega is a property intelligence service that enables users to generate AI-assisted analytical reports on residential property listings in the United Kingdom. The Service is intended to support informal personal research and general awareness of a property’s characteristics, potential, and approximate renovation costs.

The Service is currently provided in beta. This means features, output quality, pricing, and availability are subject to change without prior notice. We do not guarantee that the Service will meet your expectations, be available at any particular time, or produce outputs of any particular quality or completeness during the beta period.

We reserve the right to modify, suspend, or discontinue any aspect of the Service at any time and without liability to you, except where applicable law prevents us from doing so.

4. Eligibility and account registration

The Service is available to individuals aged 18 or over who are resident in the United Kingdom. By using the Service you represent and warrant that you meet these eligibility requirements.

You may use certain features of the Service without registering an Account. Where registration is required or offered, you agree to provide accurate, current, and complete information and to keep that information updated. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your Account.

You must notify us immediately at hello@piega.co if you become aware of any unauthorised use of your Account. We are not liable for any loss or damage arising from your failure to maintain account security.

We reserve the right to refuse registration to any person, to suspend or terminate any Account, and to cancel or modify any Report or Balance, at our sole discretion and without prior notice, where we reasonably believe that these Terms have been or are likely to be violated.

5. Nature of reports — not professional advice

Reports generated by the Service are produced by automated systems processing publicly available property data, including listing photographs and written descriptions. They are provided for general informational and illustrative purposes only.

Reports do not constitute, and must not be relied upon as:

  • a structural survey, homebuyer report, or condition report of any kind;
  • a property valuation or market appraisal;
  • legal advice of any kind, including in respect of title, tenure, planning, or rights of way;
  • mortgage, financial, or investment advice;
  • planning advice or any indication of planning consent;
  • a building regulations assessment or certificate of compliance;
  • an energy performance assessment;
  • asbestos or hazardous materials assessment;
  • drainage, flood risk, or ground condition assessment.

Cost estimates included in Reports are indicative desktop appraisals only. They are not quotes, tenders, or cost plans. Actual renovation, repair, or refurbishment costs may differ materially from any figures presented.

Renovation visualisations are computer-generated illustrative images produced for inspirational purposes only. They do not represent architectural designs, planning applications, or any guarantee of achievable results.

Before making any decision to purchase, finance, modify, or develop a property, you should engage a qualified RICS surveyor, a licensed conveyancer or solicitor, and any other relevant professional for your specific circumstances. We strongly recommend that you do not place material reliance on any part of a Report in substitution for qualified professional advice.

6. Accuracy, completeness, and timeliness

Reports are generated from Listing Data that is publicly available at the time of analysis. We do not verify the accuracy or completeness of Listing Data, which is provided by third-party estate agents and property portals. Errors, omissions, or outdated information in the source material will be reflected in the Report.

Analytical outputs are produced by automated computational processes and may contain inaccuracies, misclassifications, or erroneous inferences. The reliability of outputs depends on the quality, quantity, and resolution of available source data, which varies significantly between listings.

We make no representation, warranty, or guarantee that any Report is accurate, complete, current, reliable, error-free, or suitable for any purpose. You use Reports entirely at your own risk.

7. Payments, balance, and credits

Access to Reports requires a pre-paid credit Balance. Balances are purchased through the Service using a payment method accepted by our payment processor, Stripe. All prices are displayed in pounds sterling and are inclusive of any applicable VAT where stated.

The cost of each Report is deducted from your Balance at the time the Report is generated. Current pricing is displayed on the Service. We reserve the right to change pricing at any time; revised pricing will apply to new Balance top-ups made after the change takes effect.

Your Balance has no expiry date. It is not transferable to another user and has no cash value. In the event that we discontinue the Service, we will make reasonable efforts to provide a refund of any unused Balance, subject to any applicable deductions.

All purchases of Balance are final and non-refundable, except where a Report fails to generate due to a technical fault attributable to us. In such cases, the relevant credit will be returned to your Balance. If you believe you have been incorrectly charged, you must notify us within 30 days at hello@piega.co.

We are not responsible for any loss arising from your failure to maintain adequate Balance, or from any error in the payment details you provide to Stripe. Your payment details are collected and stored by Stripe in accordance with their own terms and privacy policy.

8. Consumer rights

If you are a consumer (a natural person acting for purposes outside your trade, business, craft, or profession), nothing in these Terms affects your statutory rights under applicable UK consumer protection legislation, including but not limited to the Consumer Rights Act 2015 and the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

Because Reports are digital content produced upon your specific, immediate request, you expressly acknowledge and agree that the statutory right to cancellation under the Consumer Contracts Regulations is not available once generation has commenced. This is consistent with the exception provided for digital content supplied on an immediate basis at the consumer’s specific request.

9. Acceptable use

You agree to use the Service only for lawful purposes and in accordance with these Terms. The following uses are expressly prohibited:

  • using the Service for any purpose that is unlawful, fraudulent, abusive, or harmful to any third party;
  • using the Service for commercial purposes without our prior written consent, including reselling, sublicensing, or otherwise commercialising Reports or any part thereof;
  • systematically extracting, scraping, harvesting, or otherwise collecting data from the Service using automated means;
  • using the Service to build or train any machine learning model, dataset, or competing product;
  • interfering with or disrupting the Service, its servers, or its infrastructure;
  • attempting to gain unauthorised access to any part of the Service or to any Account other than your own;
  • transmitting any malicious code, virus, worm, or other harmful software through the Service;
  • impersonating any person or entity, or misrepresenting your affiliation with any person or entity;
  • using the Service in a manner that could damage, disable, overburden, or impair our servers;
  • using the Service for the purpose of property market manipulation or any activity that may constitute an offence under the Financial Services and Markets Act 2000 or related legislation;
  • providing false or misleading information in connection with your use of the Service;
  • using the Service in breach of any applicable third-party terms of service, including those of property listing portals from which Listing Data may be sourced.

We reserve the right to investigate any suspected breach of this clause and to take appropriate action, which may include immediate suspension or termination of your access to the Service and referral to relevant authorities.

10. Intellectual property

All rights in and to the Service, including the Site, the Extension, the underlying software, algorithms, methodologies, design systems, visual identity, and all Content generated by us, are owned by or licensed to us and are protected by UK and international intellectual property laws.

We grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service solely for your personal, non-commercial use in accordance with these Terms.

Reports generated for you are provided for your personal use only. You may share a Report with professionals advising you in connection with the specific property to which the Report relates (for example, your solicitor or surveyor). You may not reproduce, distribute, publicly display, adapt, or create derivative works from any Report without our prior written consent.

Listing Data processed by the Service, including property photographs, remains the property of the original rights holders. Nothing in these Terms transfers any rights in Listing Data to you or to us.

11. Third-party services and links

The Service relies on third-party infrastructure providers for its operation, including payment processing, data storage, and computational services. We are not responsible for the availability, reliability, accuracy, or terms of any third-party service.

The Service may contain links to or integrations with third-party websites or services. Such links do not constitute endorsement by us. We have no control over the content, privacy practices, or availability of third-party sites. You access them at your own risk and subject to their own terms.

Piega is not affiliated with, endorsed by, or connected to Rightmove plc, any estate agent, property developer, mortgage lender, or any other party involved in property transactions. The appearance of any property listing within a Report does not constitute a recommendation or endorsement of that property, listing, or agent.

12. Disclaimer of warranties

To the fullest extent permitted by applicable law, the Service is provided “as is” and “as available” without warranty of any kind, whether express, implied, statutory, or otherwise. We specifically disclaim all implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

We do not warrant that: (a) the Service will be uninterrupted, timely, secure, or error-free; (b) any Reports will be accurate, complete, or reliable; (c) any errors in the Service will be corrected; or (d) the Service will meet your requirements. You assume all risk as to the quality and performance of the Service.

13. Limitation of liability

To the maximum extent permitted by applicable law, we shall not be liable to you for any indirect, incidental, special, consequential, punitive, or exemplary damages arising out of or in connection with your use of the Service, including but not limited to: loss of profit, loss of revenue, loss of contracts, loss of data, loss of goodwill, or any property transaction loss arising from reliance on a Report.

Our total aggregate liability to you in connection with the Service, whether arising in contract, tort (including negligence), or otherwise, shall not exceed the amount you have paid to us in the twelve months preceding the event giving rise to the claim.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited under English law.

14. Indemnity

You agree to indemnify, defend, and hold harmless us and our officers, directors, employees, agents, and service providers from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or in connection with: (a) your use of the Service; (b) your breach of these Terms; (c) your violation of any applicable law or regulation; or (d) your infringement of any third-party right.

15. Termination

These Terms remain in effect until terminated. You may terminate your use of the Service at any time by uninstalling the Extension, ceasing to access the Site, and (if applicable) requesting deletion of your Account.

We may suspend or terminate your access to the Service at any time, with or without notice, if we reasonably believe that you have breached or are likely to breach these Terms, that your use poses a risk to us or to third parties, or for any operational, legal, or regulatory reason.

Upon termination, your right to use the Service ceases immediately. Clauses that by their nature should survive termination shall continue to apply, including clauses relating to intellectual property, disclaimer of warranties, limitation of liability, indemnity, and governing law.

16. Force majeure

We will not be liable for any failure or delay in performing our obligations under these Terms where such failure or delay results from circumstances beyond our reasonable control, including but not limited to: acts of God, fire, flood, earthquake, epidemic, pandemic, civil unrest, war, terrorism, government action, failure of third-party infrastructure or telecommunications networks, or interruption of power supplies.

17. Severability

If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be severed from these Terms to the minimum extent necessary, and the remaining provisions shall continue in full force and effect.

18. Waiver

Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision. A waiver of any default shall not constitute a waiver of any subsequent default.

19. Entire agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and us in relation to your use of the Service and supersede all prior or contemporaneous communications, whether oral or written, relating to the same subject matter.

20. Assignment

You may not assign, transfer, or sublicense any of your rights or obligations under these Terms without our prior written consent. We may assign, transfer, or subcontract any of our rights or obligations under these Terms to any third party, including in connection with a merger, acquisition, or sale of assets, without your consent, provided that the assignee assumes all of our obligations under these Terms.

21. Governing law and jurisdiction

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) are governed by and construed in accordance with the laws of England and Wales. You and we irrevocably submit to the exclusive jurisdiction of the courts of England and Wales to settle any dispute or claim arising out of or in connection with these Terms.

If you are a consumer, you may also have the right to bring proceedings in the courts of the country in which you are domiciled.
